Two months' rent as a deposit plus the first month in advance is the norm on a twelve-month contract. Shorter leases usually cost more per month and may still require the same deposit.

Do I need a Thai bank account to rent?

No. Most landlords accept cash or a transfer, and many foreigners rent before opening an account. A Thai account does make monthly payment and utility bills easier once you are settled.

Are utilities included in the rent?

Rarely. Electricity, water and internet are normally billed on top. Electricity is the one to watch, since air conditioning can add several thousand baht a month in hot season.

Should I use an agent?

For a first rental, yes. Agents are usually paid by the landlord rather than the tenant, so their help costs you nothing directly and saves a great deal of walking.
